Pricing is reacting to this slower pace of deals, with the typical home value down nearly 5 percent from last year and slipping about 2 percent in just the past month. At the same time, sellers are still testing the market, as median list prices are modestly higher than a year ago and only slightly lower than last month.
Competition shows mixed signals, with the share of homes sold above list price a bit higher than last year but still only about one in five sales. Homes are taking longer to move, with median days on market rising to roughly a month and a half and well above levels seen in late spring.
