Despite a 17.33% month-over-month jump in typical home value and a sharp 75.8% rise in median list price, only about 18.18% of homes are selling above list and the average sale-to-list ratio is 0.96, showing buyers still have some room to negotiate.
Timing has clearly shifted, with homes spending a median of 115 days on the market in March, up 25% from the prior month and 130% year over year, even though only 12.33% of listings saw a price drop.
