Patrick County’s home values are running ahead of last year, with the typical home value up about 9% year over year, compared with just over 3% growth statewide in Virginia. At the same time, the number of homes sold has dropped nearly 37% from a year ago, and new listings are down almost 29%, pointing to slower deal activity. Inventory has risen modestly year over year, and months of supply has climbed sharply, reinforcing its status as a buyer’s market.
Looking at May 2026 itself, the typical home value reached about $277,000, jumping roughly 26% from April. Median list prices moved the opposite direction month over month, falling nearly 12% to around $220,000, suggesting sellers may be adjusting expectations to attract buyers in a cooler sales environment. Only nine homes closed in May, roughly half the number sold in April, even though pending sales ticked up slightly.

The average sale-to-list price ratio sits near 92%, and only about 11% of homes are selling above list, indicating that aggressive bidding is less common right now.
