Home prices in Pittsylvania County have climbed sharply over the past year, with the typical home value up more than 30 percent. At the same time, inventory has expanded, as active listings are up over 40 percent year over year. Pending sales have surged by a similar margin, indicating that demand is keeping pace with the additional supply.

Conditions have also shifted in favor of negotiated deals, with the average sale-to-list ratio around 97 percent and only about 11 percent of homes selling above their asking price. Even with more choices, properties can still move quickly, as nearly 40 percent go off the market within two weeks. Compared with the state overall, Pittsylvania County offers lower typical home values than Virginia’s median of roughly $439,000, which may attract budget-conscious buyers.
