Inventory in Roanoke County has expanded notably, with active listings up more than 17 percent from a year ago and over 10 percent just since August. At the same time, new listings have climbed nearly 19 percent year over year, yet homes sold are down more than 17 percent and pending sales have slipped almost 11 percent, signaling slower contract flow.
Pricing is adjusting to this cooler demand, as the typical home value has dipped about 4 percent over the past year while the median list price is still up nearly 3 percent. Homes are taking longer to sell, with median days on market rising to 28, about 6 percent higher than last year and up from 24 days in August.
