Shenandoah County is seeing more homes come to market, with active listings up notably from a year ago and sitting at 249 in April. New listings also climbed strongly year over year, while pending sales showed a smaller increase, suggesting buyers are active but have more options to consider. Homes sold in April were down compared with last year, indicating some deals are taking longer to come together even as overall inventory expands.

Prices are edging upward in this environment. The typical home value rose nearly 9 percent from a year ago, and the median list price also posted a solid annual gain, though it dipped from March. With an average sale-to-list ratio just over 98 percent and only about 18 percent of homes selling above list, sellers are often negotiating a bit off asking rather than seeing widespread bidding wars.

Homes are taking more time to sell than they did last spring, with the median days on market now around 50 and more than doubling year over year. Months of supply has also grown to 3.6, which is higher than the Virginia state level and points to conditions that are closer to balance than in many parts of the state.
