Douglas County home values in July 2026 were slightly lower than a year ago, with the typical home value down a bit year over year. In contrast, the median list price rose over the same period, and active listings increased modestly. Homes sold also climbed compared with last July, suggesting more completed transactions even as prices adjusted.

Looking at the latest monthly snapshot, the median sale price dipped from June while the median list price jumped, widening the gap between asking and closing prices. Inventory continued to build, with active listings and months of supply both up from the prior month, indicating more options for buyers and a neutral market balance overall.

Homes are moving more quickly than they did last year, with the median days on market now just 12 days and nearly half of listings going off market within two weeks. However, pending sales fell both month over month and year over year, and the average sale-to-list ratio edged slightly lower, pointing to buyers having a bit more room to negotiate. Even so, about one in five homes still sold above list price in July, showing that desirable properties can draw strong interest.
