April’s finalized data reported the typical value of a home in the neighborhood to be $1,950,000—up 12.55% over the previous 12 months. For comparison, city-level data pegged home values at $1,539,000 in Kirkland for the most recent reporting period. That number is expected to float around $1,639,750 in May.
Lakeview had 23 new listings and 15 listings that went under contract in April, decreasing the area’s total available inventory to 15—down 0.0% from the previous month. Inventory is projected to have further decreased in May.
The median listing price for homes in Lakeview fell 1.45% from March to April, bringing the current median listing price to $1,700,000. Based on projected data for May, listing prices may continue to fall.
