Kitsap County is currently tilted toward sellers, with the market gauge reading a seller’s market at 33. Even so, conditions show some balance emerging as inventory builds, with months of supply up to 2.7, still below the statewide 3.5 months but rising nearly 40 percent year over year.
Prices are holding firm, with the typical home value around $620,000, up slightly from a year ago even as Washington overall has seen values edge down. At the same time, the median list price has dipped modestly year over year and fewer homes are closing above list, now under 40 percent, signaling that buyers have a bit more room to negotiate than earlier in the year.
