Year-over-year, North Puyallup’s rolling three-month data points to sharply lower prices and slower sales activity. The typical home value is down nearly 60% from a year ago, and the number of homes sold has fallen more than 70%. At the same time, inventory has shrunk compared with last year, with active listings down nearly 30%.

Supply conditions look very different from last year, with months of supply jumping to 8.8, up dramatically from the near-one-month levels seen in late 2023. New listings have ticked slightly higher year over year, suggesting more homeowners are testing the market even as pending sales have dropped by roughly two-thirds. Buyers now see many more options and more time to decide, while sellers face a more selective pool of shoppers.
