The typical home value in Southeast Olympia is projected to be $500,300 for the month of November. October’s finalized data reported the typical value of a home in the neighborhood to be $483,050—up 2.78% over the previous 12 months. For comparison, city-level data pegged home values at $512,500 in Olympia for the most recent reporting period. That number is expected to float around $511,000 in November.

Southeast Olympia had 12 new listings and 7 listings that went under contract in October, increasing the area’s total available inventory to 6—up 50.0% from the previous month. Inventory is projected to have further increased in November.

The median listing price for homes in Southeast Olympia grew 16.31% from September to October, bringing the current median listing price to $610,500. Based on projected data for November, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
