Year over year, Capitol Hill’s rolling three-month typical home value is up modestly, rising about 5 percent to roughly $945,000, even as the broader Seattle market has seen values edge down a bit. At the same time, homes are taking about as long to sell as a year ago, with the median days on market holding at 24 days.
Inventory conditions have changed more noticeably over the past year. Months of supply in Capitol Hill has nearly doubled to just over five months, while active listings are down more than 13 percent and homes sold have fallen about 24 percent, pointing to slower turnover despite a seller-leaning market gauge.
