The typical home value climbed to about $1,205,000, up 13.68% year over year and 14.77% just since last month, far above the Seattle citywide typical value of $865,000. Sellers are still testing the upper end, with the median list price at roughly $1,125,950, a 7.23% increase over the prior month and a projected rise to about $1,163,925 in April as values are expected to move toward $1,282,525.

Homes are moving more quickly than last month, spending a median of 10.5 days on the market, a 19.23% drop, though that pace is still 16.67% slower than a year ago. Only about 17.65% of recent sales closed above the list price, and the average sale-to-list ratio sits just under full price at 0.99, reflecting firm but not frenzied bidding.
