Inventory in Olympic Hills has expanded in this rolling three-month view, with active listings up sharply from a year ago and sitting at 49 homes, compared with a smaller gain citywide in Seattle. New listings have also increased year over year, and months of supply has more than doubled over the same period to 3.4 months, signaling conditions that are less tight than they were last year but still lean toward sellers.

Pricing has adjusted downward even as more homes come to market, with the typical home value in the area falling noticeably compared with a year ago while Seattle overall has seen only a modest decline. At the same time, the average sale-to-list ratio is just under 100 percent and the share of homes selling above list has dropped compared with last year, showing buyers have gained some negotiating room even though well-priced homes still command solid offers.

Speed of sales has shifted as well, with the median days on market now at 17 days in this rolling period, up significantly from last year but sharply lower than just a month earlier. Even with slower year-over-year turnover and fewer homes sold, more than half of listings are still going under contract within two weeks, indicating that desirable properties move quickly once priced correctly.
