Northgate’s rolling three-month numbers show prices holding fairly steady compared with a year ago, even as activity cools. The typical home value is down less than 1 percent year over year, while homes sold have dropped about 26 percent. Inventory has expanded, with active listings up nearly 18 percent from last year.
Over the latest three-month period ending in September 2026, buyers are seeing more selection and slower pacing. Months of supply has risen sharply to 4.8 months from about 2.3 a year earlier, and the share of homes selling above list price has fallen from roughly 26 percent to about 15 percent.
Homes now sit a bit longer, with a median of 24 days on market in the current rolling window compared with 14 days a year ago, even as the average sale-to-list ratio stays near 98 percent. New listings have surged more than 46 percent year over year, adding fresh options but also contributing to the higher supply. Compared with the broader Seattle market, Northgate’s typical home value remains lower than the city median, yet its months of supply are similar to Seattle’s 4-month level. “Our experience in working with Aaron Morrow was exceptional. We first met Aaron at an open house he was hosting, just a couple of doors down from the house we were renting. We sensed a good rapport with Aaron, so we pursued using his services as our real estate agent.
