Year-over-year, Northgate’s typical home value has edged down slightly, while the broader Seattle market has seen a similar modest decline. Active listings in the neighborhood are up compared with last year, and months of supply has climbed by roughly a third. Homes are also taking noticeably longer to sell than a year ago, signaling more breathing room for some buyers.

At the same time, closed sales and new listings are both down from a year ago, pointing to a market that is active but not overheated.
