Prices show a mixed picture, with a typical home value of about $422,000, down 3.76% from last year but up 2.2% in the last month. At the same time, the median list price is higher at $455,000 and has inched up 1.11% month over month, while roughly 31% of listings have had a price drop, hinting that some sellers are adjusting expectations.
Inventory trends help explain the current balance, as the 1,456 homes for sale are up 4.22% since last month and nearly 3% over the year, even though new listings are down a little more than 8% annually. About 27% of homes are still selling above list price and the average sale-to-list ratio sits near 0.99, suggesting sellers can achieve near their asking price while buyers gain a bit more negotiating room.
