April’s finalized data reported the typical value of a home in the neighborhood to be $372,500—down 26.96% over the previous 12 months. For comparison, city-level data pegged home values at $366,200 in Spokane for the most recent reporting period. That number is expected to float around $371,800 in May.

Cliff-Cannon had 27 new listings and 12 listings that went under contract in April, increasing the area’s total available inventory to 29—up 3.57% from the previous month. Inventory is projected to have further increased in May.

The median listing price for homes in Cliff-Cannon grew 14.39% from March to April, bringing the current median listing price to $449,000. Based on projected data for May, listing prices may continue to grow.
