Buyers are moving through the available homes efficiently, but sellers are still holding an advantage overall. The area is rated a Seller's Market with a market gauge of 11, and about 41 percent of recent sales closed above list price, showing that well-priced homes can draw strong interest. On average, sale prices are coming in just under asking, with a sale-to-list ratio of about 0.99, suggesting that both sides are negotiating close to list.
Prices in Comstock are adjusting even as activity stays brisk. The typical home value is around $400,000, about 15 percent higher than Spokane’s $347,450, though values are down 10.16 percent from last year and 1.84 percent from last month. Median list prices jumped 18.11 percent month over month to $525,000 and are projected to rise to $565,250 in April, even as the projected typical home value eases to $396,250.
