Inventory in Comstock has expanded in this rolling three-month view, with active listings up nearly 30 percent from a year ago. New listings have also risen, growing about 11 percent year over year while pending sales are up more than 30 percent, showing strong contract activity. Months of supply has tightened to 2.4 months, down from a year ago and lower than Spokane’s 2.8 months, which keeps conditions tilted toward sellers.
Pricing is edging higher but not surging. The typical home value has increased about 5 percent year over year to just under $500,000 in the latest three-month period, even as the median list price is slightly lower than a year ago. Only about 22 percent of recent sales closed above list price, down from nearly 38 percent last June, and the average sale-to-list ratio is holding near 99 percent, indicating most homes sell close to asking.
