Summit currently leans toward sellers, with the market gauge reflecting a seller’s market despite signs of loosening balance. Months of supply sits at about 4, and roughly 59% of homes go off the market within two weeks, pointing to steady demand. At the same time, the share of homes selling above list has eased to about 19%, and the average sale-to-list ratio hovers just under 101%, suggesting buyers have slightly more room to negotiate than in earlier periods.
