Year over year, Yakima County home values have held essentially steady, with the typical home value up less than 1 percent while the median list price has climbed nearly 9 percent. Inventory has expanded, with active listings up about 10 percent and new listings higher by a similar margin compared with last year. At the same time, homes sold are down more than 6 percent and pending sales are off over 16 percent, pointing to softer buyer demand.

In the latest monthly snapshot for July 2026, the median list price reached about $416,800 and the typical home value was just under $388,000. Buyers are seeing more options, with 835 active listings and 3.5 months of supply, up sharply from a year ago and slightly higher than the statewide figure.

Homes are taking longer to sell than they did last year, with the median days on market at 40 and only about 30 percent going off market in two weeks. Fewer properties are seeing bidding wars, as just under 17 percent sold above list and the average sale-to-list ratio sits just below 99 percent. Compared with Washington overall, Yakima County offers lower prices and a similar level of supply, signaling a more balanced environment.
