Year-over-year, Yakima County’s home values have climbed notably, with the typical home value up more than 15 percent compared to last April. Median list prices also rose, though at a more modest pace of around 5 percent, indicating sellers are testing higher price points but not as sharply as overall values. Homes are taking much longer to sell than a year ago, with median days on market jumping significantly, signaling buyers have more time to make decisions than they did last spring.

Looking at the latest monthly snapshot for April 2026, activity picked up as the spring season took hold. Closed sales surged more than 40 percent from March, and new listings also increased, giving buyers more options while still supporting steady demand. Even with that rise in inventory, months of supply dropped sharply from the prior month to under three months, aligning with the area’s designation as a seller’s market.

Pricing dynamics show a nuanced picture for both sides of the table. Nearly one in five homes sold above list price in April, and the average sale-to-list ratio hovered just below 100 percent, so sellers who price realistically are still securing strong offers. At the same time, Washington state as a whole has seen flat to slightly declining prices, meaning Yakima County is outperforming the broader market and offering relative value compared with higher-priced areas like the state overall.
