Inventory in Chippewa County has tightened compared with last year, with active listings down nearly 9 percent even after a 7 percent month-over-month uptick to 246 homes in April 2026. Contract activity has cooled from earlier in the year, as pending sales fell 20 percent from March and nearly 6 percent year over year, while new listings dropped almost 23 percent from last April.

Pricing has been moving up sharply over the past year despite this recent slowdown in new listings. The typical home value is up about 30 percent year over year, and the median list price has climbed nearly 29 percent over the same period, signaling that sellers are still pricing with confidence.

Speed and negotiation dynamics also show solid demand, with the median days on market falling to 52 days, down more than 30 percent from a year ago and roughly cut in half since March. Competition is evident in that about 41 percent of homes sold above list price in April and the average sale-to-list ratio sits just under 100 percent, even as Chippewa County carries slightly more supply than the Wisconsin average of 2.9 months.
