Inventory in Chippewa County has been edging up, with active listings rising slightly over the past month and up a bit from last year, now at 317. At the same time, contract activity has cooled from early summer levels, as homes sold dipped month over month and pending sales dropped more sharply even though both are still modestly higher than a year ago.
Pricing is adjusting to this mixed demand picture, with the typical home value down from July yet still more than 13 percent higher than last August. List prices have pushed higher both month over month and year over year, and months of supply has expanded to 3.7, signaling more breathing room than earlier in the season.
Compared with Wisconsin overall, Chippewa County’s annual price growth is running faster, even though the county’s typical home value remains below the state median. Homes are still moving a bit quicker than last year, with median days on market edging down and about 35 percent of recent sales closing above the asking price as the average sale-to-list ratio hovers just under 100 percent.
