Inventory in Chippewa County is relatively tight, with 279 active listings in May and a months-of-supply level of 2.7, down more than a third from a year ago. While local supply is constrained, it is slightly leaner than Wisconsin overall, which stands at 2.9 months of supply.

Buyer activity has picked up, as homes sold jumped nearly 43 percent from April and are up around 7 percent year over year, reaching 80 closings in May. At the same time, pending sales dipped almost 10 percent from last year, suggesting some softening in new contract volume even as recent closings remain solid.

Prices have been moving upward, with the typical home value around $371,000, up about 14 percent year over year and higher than the statewide median of roughly $351,000. Even with this price strength, the median list price fell more than 16 percent from April, and the share of homes selling above list slipped to about one-third, while the average sale-to-list ratio held just under 100 percent. Median days on market lengthened to 56, roughly 25 percent slower than last year, pointing to a bit more breathing room for shoppers.
