Inventory sat at about 223 homes, equal to roughly 3.4 months of supply, while 81 pending sales and 112 new listings pointed to solid but cooler activity than a year ago.
Projections into March 2026 suggest only a slight uptick in typical home value to roughly $441,907, alongside a larger move in the projected median list price to about $490,500 and a small dip in inventory to 221.
