Toledo’s housing market currently leans toward sellers, with the market gauge signaling a seller’s market even as conditions gradually loosen. Months of supply has climbed to 3.3 in this rolling three-month view, up more than 50 percent from a year ago, suggesting buyers now have more options than they did last year.
Prices, however, continue to trend higher, with the typical home value up about 13 percent year over year in this period. At the same time, the share of homes selling above list has edged down slightly from last year, and the average sale-to-list ratio is just under 100 percent, indicating buyers have gained a bit more negotiating room while sellers still achieve prices very close to asking.
On the inventory side, active listings are modestly higher than a year ago, while homes sold and pending sales have both dipped, pointing to slightly cooler demand. Even with this cooler pace, half of the picture still reflects urgency, as about 43 percent of homes go off the market within two weeks and the median days on market sits at 41.
