Inventory in Oracle has expanded compared with last year, with active listings up sharply even as the rolling three-month total dipped slightly from the prior period. Homes sold over this window increased significantly year over year, and new listings also climbed, showing more movement on both the buyer and seller sides. Pending sales are notably higher than a year ago, indicating more contracts in the pipeline even with a recent month-to-month slowdown.

Pricing has been adjusting downward from last year’s levels. The typical home value over the latest rolling three-month period is down more than a quarter year over year, while the median list price has fallen at a double-digit annual rate and also edged lower compared with the prior three-month window. Sellers are receiving a bit less of their asking price on average than a year ago, with the average sale-to-list ratio now in the mid-90s.

Homes are taking much longer to sell than they did a year ago, with the median days on market surging to well over three months in the latest rolling view. Months of supply has eased slightly from last year but still sits around five months, consistent with a market that offers buyers more time and options but still tilts toward sellers. Very few homes are selling above list price, and only around one in five go under contract within two weeks, underscoring the importance of careful pricing and marketing.
