Oracle’s rolling three-month data shows a market with limited but active inventory. There are about 25 active listings, only slightly below last year, while homes sold have edged up a bit year over year. New listings, however, are down sharply from a year ago, which means fewer fresh options coming on the market even as 11 homes are currently under contract.
Contract activity has picked up noticeably compared with last year, with pending sales rising by nearly 40 percent. At the same time, months of supply has dropped dramatically year over year to about five months, shifting conditions toward sellers compared with the much higher supply seen last year.
Prices are adjusting in response to these dynamics. The typical home value over the latest three-month period is down modestly from a year ago, and the median list price has fallen more steeply, suggesting sellers are pricing more conservatively. Homes are also taking much longer to sell, with median days on market more than doubling year over year to around 198 days, and virtually no properties are closing above list price. The average sale-to-list ratio is just under 100 percent, so most sellers are accepting slight discounts to get deals done.
