Inventory in DC Ranch is on the tighter side, with 103 homes available in February 2026 and a notable 21.97% drop from last year. Contract activity is holding up, as 78 homes went under contract and pending sales are up 9.86% year over year even though new listings fell 17.86%.

Pricing is adjusting upward in response to that balance of fewer listings and steady demand, with the typical home value at about $1,830,000 despite being 1.08% lower than a year ago. Month over month, typical values jumped 29.56% while median list prices climbed 18.12% to around $2,770,000, and homes are taking longer to sell at a median of 71.5 days, up more than 25% since last month.

Compared with Scottsdale overall, where typical values sit near $1,000,000, DC Ranch stands out at a higher price point and is projected to reach about $2,038,750 next month as median list prices edge toward $2,982,500.
