Inventory in Legend Trail has grown notably, with 34 homes on the market in March and a 25.93% rise from the prior month. New listings reached 30, which is 25% higher than a year ago, giving buyers more options than last spring. Prices in Legend Trail remain high compared with Scottsdale as a whole, with a typical home value of about $1,025,000 versus $965,000 citywide and a strong 36.21% year-over-year gain. Month to month, though, values dipped 9.49%, even as the median list price in March climbed to $1,235,000, up 3.35% from February and projected to edge to $1,255,000 in April, while inventory is expected to reach 37 homes.
