Granite Bay’s rolling three-month data shows home values rising solidly compared with last year. The typical home value is up about 21 percent year over year, landing around the mid–$1.4 million range. Listing prices have climbed more modestly over the same period, with the current median list price roughly 4 percent higher than a year ago.

Over the latest three months ending in April 2026, for-sale inventory has inched down slightly from last year, with active listings off about 3 percent. Even with that small dip, months of supply has expanded more than 20 percent year over year to 3.6 months, suggesting buyers have a bit more breathing room than they did previously. At the same time, pending sales are up more than 7 percent compared with a year ago, indicating steady buyer interest at today’s price levels.

The pace of sales has changed sharply from a year earlier, with median days on market jumping to 36 days, far higher than last spring’s much faster turnover. Only about 27 percent of homes are currently selling above list price and the average sale-to-list ratio has eased slightly to just under 99 percent, showing sellers are still achieving strong but more measured outcomes.
