December’s finalized data reported the typical value of a home in the neighborhood to be $1,592,500—up 5.81% over the previous 12 months. For comparison, city-level data pegged home values at $1,181,000 in Lake Forest for the most recent reporting period. That number is expected to float around $1,169,750 in January.

Baker Ranch had 17 new listings and 21 listings that went under contract in December, decreasing the area’s total available inventory to 16—down 40.74% from the previous month. Inventory is projected to have further decreased in January.

The median listing price for homes in Baker Ranch grew 6.09% from November to December, bringing the current median listing price to $1,728,800. Based on projected data for January, listing prices may continue to grow.
