April’s finalized data reported the typical value of a home in the neighborhood to be $1,045,750—up 2.98% over the previous 12 months. For comparison, city-level data pegged home values at $1,032,500 in Los Angeles for the most recent reporting period. That number is expected to float around $1,003,750 in May.
Coastal San Pedro had 64 new listings and 54 listings that went under contract in April, decreasing the area’s total available inventory to 47—down 6.0% from the previous month. Inventory is projected to have further decreased in May.
The median listing price for homes in Coastal San Pedro grew 4.65% from March to April, bringing the current median listing price to $1,125,000. Based on projected data for May, listing prices may continue to grow.
