Inventory in Northridge has expanded in the latest rolling three-month view, with about 283 active listings, roughly flat compared with a year ago. New listings have dipped slightly year over year, while pending sales are down more sharply, indicating fewer deals moving into contract. At the same time, homes sold are up from a year ago, suggesting completed closings have held up better than new contract activity.

Home values are showing modest upward pressure, with the typical home value up around 6 percent compared with this time last year. Pricing power is also visible in the average sale-to-list ratio hovering just above 100 percent and more than 40 percent of homes selling above the asking price, only slightly lower than last year’s share.

Days on market have lengthened dramatically year over year to about 40 days, pointing to slower buyer decision timelines even as months of supply has edged down to roughly 3.3 months. Compared with Los Angeles overall, where supply is closer to five months and prices are slightly lower, Northridge continues to behave more like a seller-leaning submarket, reflected in its seller’s market reading.
