Active listings are up more than 30% from a year ago, with 177 homes on the market and 3.8 months of supply, still leaner than Los Angeles overall at 5.1 months. At the same time, contract activity is brisk, as homes sold have climbed nearly 17% year over year and pending sales are up more than 26%.

Pricing is responding to this mix of higher supply and solid demand. The typical home value over the period is about $875,000, a modest gain of just over 3% from a year earlier, while the median list price has fallen nearly 9.5%, suggesting sellers are adjusting expectations to meet buyers. Despite more conservative asking prices, the average sale-to-list ratio sits just under 100%, and about one-third of homes are still selling above list.

Homes are taking longer to sell than a year ago, with the median days on market up sharply to 40 days, yet that figure has dropped notably in recent months as buyers have re-engaged.
