Northwest San Pedro’s rolling three-month snapshot shows more homes coming on the market and more deals moving toward closing. Active listings are up sharply year over year, rising nearly 29 percent, and new listings have climbed over 17 percent. Pending sales are also higher than a year ago, with nearly 23 percent growth, suggesting many of these additional listings are finding buyers.

Pricing has been edging down slightly compared with last year even as activity strengthens. The typical home value is essentially flat year over year, dipping less than 1 percent, while the median list price is down about 5 percent from a year ago, indicating sellers may be pricing more cautiously to attract offers. Inventory has expanded compared with last year, with months of supply up about 40 percent, yet it still sits at 3.4 months, keeping the area in a seller’s market by local gauge.

Homes are generally taking longer to sell than they did a year ago, with median days on market jumping to 42 days in this rolling three-month period, more than triple the year-ago pace. At the same time, the share of homes selling above list has fallen to about one quarter of sales, down from much higher levels in recent years, and the average sale-to-list ratio is now just under 100 percent. Buyers may find slightly more room to negotiate than before, while sellers still benefit from relatively limited supply, and Agent Pronto can connect both sides with a local agent who understands these evolving conditions.
