October’s finalized data reported the typical value of a home in the neighborhood to be $1,300,000—down 1.85% over the previous 12 months. For comparison, city-level data pegged home values at $1,015,000 in Los Angeles for the most recent reporting period. That number is expected to float around $997,500 in November.

Porter Ranch had 96 new listings and 98 listings that went under contract in October, decreasing the area’s total available inventory to 90—down 4.26% from the previous month. Inventory is projected to have further decreased in November.

The median listing price for homes in Porter Ranch grew 1.88% from September to October, bringing the current median listing price to $1,324,500. Based on projected data for November, listing prices may continue to grow.
