April’s finalized data reported the typical value of a home in the city to be $1,334,500—up 32.79% over the previous 12 months. For comparison, county-level data pegged home values at $538,900 in San Joaquin County for the most recent reporting period. That number is expected to float around $533,850 in May.

Morada had 10 new listings and 8 listings that went under contract in April, increasing the area’s total available inventory to 15—up 25.0% from the previous month. Inventory is projected to have further increased in May.

Of those 15 active listings, 33.33% reduced their price in the month of April. The median listing price for homes in Morada fell 35.16% from March to April, bringing the current median listing price to $830,000. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose sharply year-over-year.
