San Joaquin County is seeing more homes available, with active listings up slightly from last month while new listings have dipped. Pending sales just increased month over month, even as closed sales fell by more than 10 percent. With months of supply rising to 3.6, conditions lean toward sellers but with more breathing room for buyers than a very tight market.

Prices are holding fairly steady, with the typical home value edging up about 2 percent from April but sitting just under last year’s level. List prices are down from both last month and a year ago, suggesting sellers are adjusting expectations to match current demand. Compared with California overall, San Joaquin County’s typical home value remains significantly lower than the statewide median, which may appeal to price-conscious buyers.

Homes are taking longer to sell, with the median days on market up to 31 days and far higher than a year ago, though more than a third of properties still go off the market within two weeks. About 35 percent of homes are selling above list price, and the average sale-to-list ratio is just under 100 percent, indicating buyers are negotiating but not seeing deep discounts.
