Mountain House home values have moved lower over the past year, with the typical home value down about 11 percent in this rolling three-month view. Asking prices have fallen even more sharply, with the median list price nearly 19 percent below a year ago. Despite the price reset, the share of homes closing above list has inched up slightly year over year.

Looking at the latest rolling period through May 2026, buyers are seeing more choices and slower pacing than in recent years. Active listings are up about 24 percent from a year ago, and months of supply has expanded dramatically to 8.4 months, compared with roughly 1 to 2 months in many 2023 periods.

Conditions have also shifted toward longer selling timelines and fewer quick bidding wars. Typical days on market have stretched to 35 days in the latest three-month window, far above the single-digit averages seen in 2023, even though about 26 percent of homes still go off the market within two weeks. Sales volume has cooled, with homes sold down more than 20 percent year over year, yet pending sales and new listings show that buyers and sellers are still active and adjusting to the new normal.
