Year over year, Plumas County’s typical home value has surged, rising much faster than the statewide trend. At the same time, median list prices have dipped slightly from last June, signaling some adjustment on the seller side. Inventory has expanded compared with a year ago, and months of supply has increased sharply, reinforcing its current status as a buyer’s market.

In June 2026, the typical home value sat around the mid-$500,000s while the median list price was notably lower, illustrating a gap between recent sale values and current asking prices. Homes spent a median of about two months on the market, and only about one in ten sold above list, with the average sale-to-list ratio just under 96 percent.

Month over month, closed sales jumped significantly and pending sales also increased, even as new listings pulled back, suggesting demand is still present but more selective. Supply dropped from the very high levels seen in May yet remains well above the roughly three months of supply reported across California, giving local buyers more options than in many other parts of the state. Conditions like longer days on market and fewer homes selling above list can favor negotiation for buyers, while sellers need sharper pricing and marketing to stand out.
