Year-over-year, Plumas County home values are holding roughly steady, with the typical home value up slightly while California overall is seeing a modest 1.3 percent gain. Listing activity is expanding, as active listings are up more than 10 percent from a year ago and new listings have climbed over 20 percent. Homes sold have also increased compared with last year, signaling that buyers are still stepping into the market even as conditions shift.

In the latest July 2026 snapshot, the median list price has pushed noticeably higher from the prior month, while the median sale price has pulled back from June’s peak, highlighting a gap between seller expectations and closing prices. Inventory has grown to 378 active listings and months of supply has more than doubled year-over-year to 9.5, reinforcing Plumas County’s status as a clear buyer’s market compared with California’s 3.3 months of supply. Properties are also taking longer to sell, with a median of 63 days on market and only about 11 percent closing above the asking price, even though the average sale-to-list ratio has inched up.
