Inventory in Mission Valley has expanded in this rolling three-month view, with active listings up year over year and months of supply climbing to 5.5, far above the 2.9 months seen across San Diego overall. Even with more choices on the market, homes are still changing hands at a steady pace, as sales over the period held close to last year and pending contracts inched slightly higher.

Pricing has been adjusting to this looser supply, with the typical home value down more than 10 percent from a year ago and median list prices also trending lower. At the same time, sellers are still achieving strong results relative to their asking prices, with the average sale-to-list ratio just under 100 percent and roughly 22 percent of recent sales closing above list.
