Inventory in Mountain View has thinned out over the latest rolling three-month period, with active listings down more than 30% from a year ago even as supply has risen slightly to about four months of inventory. Contract activity has also cooled year over year, as homes sold are down by more than half and pending sales are lower by just over 20%.

Pricing has held up despite the slower pace, with the typical home value rising about 3% compared with a year ago and the median list price climbing more than 6%. Sellers are still getting very close to what they ask, as the average sale-to-list ratio sits just under 100% and more than a third of recent sales closed above list price.

Homes are moving through the market much faster than they did a year ago, with the median days on market dropping sharply to around two weeks, and a large share going off market within that timeframe.
