Homes in Webster have been taking much longer to sell in the latest rolling three-month period. The median days on market has jumped to 193 days, far above the 14 to 23 days seen through much of 2024 and well slower than the broader San Diego market’s 2.9 months of supply.

Prices have softened alongside the slower pace. The typical home value over the last three months is about $625,000, down nearly 18% from a year ago, and the median list price is down about 22% year over year. Homes are also closing at a larger discount, with the average sale-to-list ratio around 90% and no recent sales closing above list price.

Fewer transactions are happening as well. Homes sold in the period are down more than 30% from last year, and new listings have fallen by roughly three quarters, leaving only two active listings at the end of May. Compared with the city of San Diego, where prices have dipped only slightly year over year and inventory has edged up, Webster looks cooler despite still being labeled a seller’s market.
