Emerald Hills is seeing a brisk flow of listings and contracts in this rolling three-month view. Active listings have climbed sharply year over year, rising more than 85 percent, while new listings are up over 60 percent. Even with that added inventory, months of supply has dropped to about 1.3 months, indicating demand is absorbing homes quickly.

Buyer activity has strengthened compared with a year ago. Homes sold are up nearly 72 percent and pending sales have surged by more than 130 percent year over year, showing many properties are moving into contract. Typical home values are modestly higher than a year ago, while the median list price is down, suggesting sellers are adjusting pricing even as closed sale prices edge up.

Pricing dynamics favor sellers, but buyers still have more options than they did last year. Around 60 percent of homes sell above list price and the average sale-to-list ratio is just over 102 percent, highlighting strong competition for well-priced homes. At the same time, homes are taking longer to sell than a year ago, with a median of about 40 days on market, which can give buyers slightly more room to evaluate options.
