October’s finalized data reported the typical value of a home in the neighborhood to be $770,000—down 1.28% over the previous 12 months. For comparison, city-level data pegged home values at $930,000 in San Diego for the most recent reporting period. That number is expected to float around $927,500 in November.
North Bay Terraces had 10 new listings and 11 listings that went under contract in October, increasing the area’s total available inventory to 4—up 100.0% from the previous month. Inventory is projected to have further increased in November.
The median listing price for homes in North Bay Terraces grew 1.88% from September to October, bringing the current median listing price to $787,000. Based on projected data for November, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year.
