Year-over-year, Southern San Diego’s rolling three-month prices have inched up, with the typical home value roughly flat compared with a year ago while the broader city of San Diego has seen prices slip. Inventory has increased slightly over the past year and now sits above recent norms, with about 3.8 months of supply locally versus 2.9 months across the city, shifting conditions toward a softer seller’s market.

Looking at the latest rolling three-month period through May 2026, pricing is trending upward in the short term, with the typical home value up about 2.5 percent from the prior three-month stretch and the median list price rising at a similar pace. Homes are also selling closer to asking, with the average sale-to-list ratio just under 100 percent and nearly half of recent sales closing above the list price.

Momentum has picked up on the activity side as well, with homes sold jumping more than 50 percent from the previous three-month window and new listings and pending sales also climbing. Despite this renewed activity, the median time on market has shortened to about 20 days in the current view, indicating that well-priced homes still move quickly.
