Inventory in Western San Diego has expanded in this rolling three-month view, with active listings up about 7% year over year to 708. New listings have also risen roughly 9% from a year ago, signaling more owners are bringing homes to market. Even with this added supply, homes sold increased nearly 5% over the same period, pointing to steady buyer demand.
Pricing has adjusted downward compared with last year, even as activity stays solid. The typical home value is down almost 9% year over year to about $875,000, while the median list price has dipped slightly by about 1%. Sellers are still achieving close to their asking prices, with an average sale-to-list ratio just under 99%, and about 31% of homes selling above list.
Conditions are somewhat more balanced than in the past few years, as months of supply has climbed to 3.4, up more than 20% from last year and higher than the broader San Diego city level. Homes are taking a bit longer to sell than last spring’s unusually fast market, with a median 21 days on market in this rolling window, though that is still relatively brisk.
