Typical home values have climbed about 14 percent year over year to around $1.76 million, signaling strong upward pressure on prices.

Driving this imbalance, the number of active listings is down more than 17 percent from a year ago while homes sold have risen over 17 percent in the same period. At the same time, pending sales are up nearly 20 percent year over year, showing that buyers are still writing offers even as options shrink.
