January’s finalized data reported the typical value of a home in the neighborhood to be $1,786,000—up 11.63% over the previous 12 months. For comparison, city-level data pegged home values at $1,300,000 in San Francisco for the most recent reporting period. That number is expected to float around $1,255,000 in February.

Diamond Heights had 16 new listings and 14 listings that went under contract in January, increasing the area’s total available inventory to 12—up 100.0% from the previous month. Inventory is projected to have further increased in February.

The median listing price for homes in Diamond Heights fell 35.71% from December to January, bringing the current median listing price to $931,500. Based on projected data for February, listing prices may continue to fall.
