Mission Bay’s rolling three-month snapshot through September 2026 shows a busier pipeline of homes. Active listings are up more than 70 percent year over year, while homes sold have climbed by a similar margin. New listings have also risen sharply, yet months of supply has been cut by about half, underscoring tight conditions despite the added inventory.
Prices are responding firmly to this stronger demand. The typical home value is up nearly 17 percent from a year ago, and the average sale-to-list ratio has pushed above 104 percent, with roughly two-thirds of recent sales closing above the asking price. Even with median days on market easing to 27 days, homes are still selling faster than a year ago, showing that well-priced properties are attracting solid buyer interest.
Compared with the broader San Francisco market, Mission Bay looks slightly tighter, with similar months of supply but a larger year-over-year jump in sales activity. Buyers face more choices than last year but also more competition from others willing to bid above list price.
