Mission Bay’s rolling three-month snapshot shows lean but active inventory, with about 40 homes on the market and 37 new listings coming in. Closed sales and pending deals have both picked up recently, even as active listings sit well below last year’s level. Months of supply is around 2.4, which lines up with the area’s designation as a seller’s market.

Pricing has shifted significantly over the past year. The typical home value in this period is up sharply year over year, rising more than 60 percent, even while the median list price has dropped by over 20 percent. This gap between what sellers are asking and what buyers are ultimately paying is echoed in the average sale-to-list ratio, which is slightly above 101 percent and higher than a year ago.

Homes are taking longer to sell than they did last year, with the median days on market climbing to about 24 days from under two weeks a year ago, though nearly half of listings still go off market within two weeks. A larger share of properties is selling above the asking price compared with last year, and roughly 42 percent now close over list.
