Telegraph Hill’s rolling three-month data shows notable year-over-year momentum. Typical home values are up about 16% from a year ago, while the median list price has risen more modestly. Homes sold have surged by well over 100% compared with the same period last year, signaling much higher closing activity.
This increased demand is happening while supply has tightened dramatically. Months of supply has dropped from more than six months a year ago to about one and a half months now, reinforcing a clear seller’s market. Homes are also moving much faster, with median days on market falling from roughly two months last year to under two weeks in the latest period. A growing share of properties is selling above list price, rising from about 13% a year ago to roughly two-thirds now, and the average sale-to-list ratio has climbed to nearly 104%, indicating buyers are often bidding above asking.
