Russian Hill’s rolling three-month data through May 2026 shows a noticeably hotter market than a year ago. Typical home values are up sharply year over year, rising about 29 percent to around $1.9 million, while the share of homes selling above list price has climbed to just over half of all sales.
In the latest period, homes are moving much faster than they did a year earlier, with the median time on market down to just 14 days and more than half of properties going off market within two weeks. Inventory remains relatively lean at about 2.1 months of supply, even as active listings hover in the mid-80s and new listings have surged more than 40 percent compared with last year.
Sales activity has also intensified in this rolling three-month window, with homes sold up more than 30 percent year over year and pending sales showing a similar jump.
