Year-over-year, South Oroville’s rolling three-month home values have dropped sharply, with the typical home value down more than 20 percent. At the same time, the share of homes selling above list has fallen to zero from much higher levels a year ago, signaling less aggressive bidding.

In the latest rolling three-month view through April 2026, buyers are seeing more options, as active listings are up over 30 percent from last year while new listings have also increased. Months of supply sits at 4.6 and the average sale-to-list ratio has edged down to just under 98 percent, aligning with the area’s seller’s market label but showing less intensity than before.
