Year over year, Tehama County’s typical home value slipped slightly, while California overall saw prices edge up. Median list prices in the county are also down from a year ago, signaling softer pricing conditions for buyers. At the same time, active listings have inched higher than last year, giving shoppers a bit more to choose from.

In the latest monthly snapshot for May 2026, the typical home value sits around $330,000, with a median list price close to that level. Homes are spending about 40 days on the market, noticeably faster than in recent months, even as months of supply has risen to about five, reflecting a neutral balance between buyers and sellers.

New listings have jumped more than 36 percent since April, and are up nearly 15 percent compared with last year, while pending sales are holding slightly above their year-ago level. Only about 18 percent of homes are closing above list price and the average sale-to-list ratio sits just under 97 percent, suggesting buyers have some room to negotiate. With roughly 315 active listings and 54 homes sold in May, conditions neither strongly favor buyers nor sellers.
